OUR HOUSE PLANS are a smart alternative to designing a house from scratch. Original custom home plans can cost thousands of dollars and take months to complete. Our pre-designed house plans are a fraction of the cost of custom plans and can be delivered in days, not weeks or months.

WE ARE THE DESIGNERS. At Southern Heritage Home Designs, we are the designers of our house plans. We are not a plan broker simply re-selling others designs, like so many others. All the plans shown here are exclusively our own and you won't find them anywhere else. We can answer all your questions and you will work directly with the original designer when customizing your plans. Most of our house plans began as custom designs for individuals or local builders, so they are proven, workable designs, and we know them inside and out.

CUSTOMIZE YOUR HOUSE PLANS - FREE PLAN MODIFICATION CONSULTATION. Take advantage of our modification services. It makes customizing your home plan easy and affordable. We'll provide you with a free written estimate for your custom home design and complete the plans quickly - usually one to two weeks. For more information see the MODIFICATIONS page. Plans can be modified in any way structurally feasible to make it exactly what you want it to be. Contact us with your proposed changes and we'll determine if your dream house can be made a reality - free of charge.

WE ALSO OFFER FULL CUSTOM HOME DESIGN SERVICES. In addition to offering pre-drawn stock plans, we also provide custom design services. With over 20 years of design experience, we can take your ideas and rough sketches and turn them into a buildable set of plans to make the home of your dreams a reality. And long-distance designing is not a problem. We recently completed custom plans for a soilder currently stationed in Afghanistan. He e-mailed us some rough sketches of what he wanted, and we turned them into a workable set of construction documents.

IMPORTANT INFORMATION:
Our house plans are designed to comply with the International Residential building code. Our plans are all you'll need to build a house, but they may not be all that is required to get a building permit in your area. To find out what documents to expect with your home plans, see What's Included. Permitting requirements can vary widely from region to region and even from town to town in the same state. Your local building officials can provide you with a list of what is required in your area. In addition to our plans, you may need to take additional steps to ensure that your house plans are in compliance with local codes. California and other earthquake prone regions will require seismic engineering. Hurricane risk areas such as the Gulf, Florida, & Carolina coasts will have to be engineered to meet hurricane codes. Your area may even require review by a local professional simply as a matter of regulation. In these cases, you will need to hire a local professional engineer or architect to review the design and possibly provide additional drawings and calculations to meet local requirements.
